Cristo did a great job with our home inspection! He was professional, thorough, and took the time to explain everything clearly. He made the process easy and gave us peace of mind when purchasing our new home. We truly appreciate his help and highly recommend him!

I had a great experience working with Darian on a commercial multifamily property. He was professional, thorough, knowledgeable, and paid close attention to detail. He took the time to explain his findings and provided valuable insights that helped us during our due diligence process. As a real estate investor, I truly appreciate inspectors who are detailed, honest, and committed to their work. I highly recommend his services!

Darian inspected our new build recently and we were very pleased with how in depth he went and his attention to detail. He was diligent to find even the small stuff so they could be corrected before we closed. I am a REALTOR and have had lots of clients use him as well. He’s very knowledgeable and professional. I highly recommend Darian if you need a home inspection in Lubbock or the surrounding areas!

Darian and Jason were great! I would definitely recommend 3-8 Inspections. They were very thorough, took their time, and answered all of our questions along the way. Their report was detailed, easy to understand, and provided a lot of helpful information. You can really tell that Darian takes pride in his work and cares about doing a thorough job. We had a great experience with them!

Very good experience and explanations of recommendations.

I like that Everything was so detailed in every corner of the house.

My home inspection was completed by Jason, who was very thorough in his report and especially helpful about clarifying what he'd seen. Setup for the inspection and payment was very easy, and the online portal for the report helped with going back through all the information. I would use this inspection company again!

I requested full inspection on a newly constructed house before closing. I am so glad I did! Jason found things that I was jot able to see that could have negatively impacted me in the future. With Jason’s report the builders are required to repair/replace all deficiencies before I close. Jason was extremely thorough and provided clear pictures and documentation of all issues.Highly recommend Jason Swift to do your property inspection; it doesn’t matter if it’s an established home or a new construction.

Great communication and extremely thorough inspection!

They took the time to make sure everything was inspected and later saved us so much money we want them every time we buy a house

They are fast, thorough, and gave me the information I needed to feel comfortable with my purchase and negotiate the needed repairs. They took the time to make sure I was clear on the condition of all aspects of the home and the detailed report was easy to navigate. They saved me thousands of dollars that I would have had to pay out of pocket to repair the needed items.

From the first moment of contact with this company, it was flawless! Kristin was extremely helpful and informative when I was setting an appointment. Once Jason was assigned to our inspection, he was available to answer any questions we had. He arrived on time and started work immediately. He was extremely thorough, explained things and answered our questions throughout the entire inspection! Even after the inspection he was available for questions! I wouldn’t hesitate to use this company again. We also love that they are veteran owned and offered us a veteran discount! I highly recommend this company and especially Jason! Thank you all!

Cristo Romo was thorough and absolutely saved me from purchasing a home with a compromised sewer system. His inspection uncovered safety concerns and faulty equipment that would have been a nightmare later on. 10/10 the best home inspection I’ve ever had. He took the time to go over the report with me and that really helped me make an informed decision. Worth every penny.

Jason was very thorough and professional. He took the time to explain everything to us that he found during the inspection. He welcomed our questions and answered every one.

I highly recommend Darian! The inspection report was thorough and intentional. He even went out of his way to follow up on a concern to make sure we could address it appropriately. Was available for questions I had and made me feel confident in my understanding of the inspection.

3-8 Real Estate Inspections was a wonderful experience. From the engagement to the completion Darian was awesome to deal with. The communication and inspection were incredibly thorough which is exactly what we were looking for.

I was referred to Cristo Romo by a local realtor in Lubbock. My client is from out of town and I wanted to make sure my client had the best inspector. Cristo was very, very thorough with the inspection. He explained and showed pictures of issues that was important that needed attention. I will most definitely refer him out to anyone that is in need of an inspection. .

If you are big on things being done right the first time and appreciate a thorough job, 3-8 inspections is who you need to call! I will most definitely work with 3-8 Inspections and Cristo on any future purchases. Their work is unmatched! If you need an inspection done, look no further and call NOW!

Our home inspector, Cristo Romo, was the best. We have a young baby and Cristo went out of his way to be as quiet as he could so she could sleep. He went over everything efficiently and did not miss a thing. He called as soon as he was finished and went over every detail with me. I would definitely recommend Cristo and the team at 3-8 Real Estate Inspections to anyone!

I can't recommend Darian Bethune and 3-8 Real Estate Inspections enough. We hired Darian for a home inspection, and within about the first hour he discovered major structural issues with the foundation. He took the time to show us exactly what he was seeing underneath the house, including unsupported beams, failing supports, and years of improper repairs. His honesty, professionalism, and attention to detail likely saved us from purchasing a home that would have required tens of thousands of dollars in structural repairs.Rather than continuing the inspection just to charge us the full fee, Darian gave us the option to stop the inspection and issued a partial refund, returning $450 of our $600 inspection fee. That level of integrity is rare and speaks volumes about the way he runs his business. As a veteran-owned company, 3-8 Real Estate Inspections was professional, thorough, and genuinely looked out for our best interests instead of just completing the inspection. While we were disappointed to lose the house, we're incredibly grateful Darian found these issues before closing. He very likely saved us from making one of the biggest financial mistakes of our lives. We will absolutely be using Darian and 3-8 Real Estate Inspections again on the next home we purchase. If you're looking for an inspector who is honest, knowledgeable, and willing to tell you the truth—even when it's not what you want to hear—ask for Darian. He has earned our trust and highest recommendation.
